The Governments Legislation which comes into effect on August 2007 says, by law it will be a mandatory requirement to have in place an Energy Certificate in your home information pack before you put your property on the market for sale.
In the future it will also become mandatory for a home condition report for the property however this is voluntary at present, although this can be a useful selling point. After all you would find it very difficult to sell an exspensive car without an MOT.
The Home information pack should be viewed as a useful tool when pointing out the qualities that your property has to offer and as such helping to gain a smooth and speedy sale of your property.
